Project Overview
Shergill Niwas is a thoughtfully designed 5 BHK residential house proposed for Sardar Jasbir Singh Shergill, an NRI based in Canada, and located in Powadra village, Tehsil Phillaur, District Jalandhar, Punjab. Designed by Hothi&Co., Nurmahal, the residence blends modern architectural planning with refined detailing to create a comfortable and elegant living environment. The home was completed within a defined timeline, ensuring readiness ahead of the owner’s visit to Punjab after several years abroad, reflecting precision, quality, and seamless execution.
Problem Statement
The primary challenge of this project was to design and complete a high-end 5 BHK residence for an NRI client within a fixed timeline, ensuring the home was fully ready for occupancy before the owner’s return to Punjab after several years abroad. The project demanded seamless coordination across planning, approvals, construction, and finishing stages while maintaining strict quality standards. Additional complexities included aligning modern lifestyle requirements with local climatic and site conditions, managing on-ground execution in the client’s absence, and delivering a residence that balanced luxury, functionality, and long-term durability without compromising the original design intent.
Concept Planning & Design Development
This stage focused on understanding the client’s lifestyle, long-term requirements, and expectations as an NRI, translating them into a functional and aesthetically refined residential design. Site orientation, spatial zoning, ventilation, and natural light were carefully planned. The key challenge was balancing modern design aspirations with practical construction feasibility and local climatic conditions while ensuring the design remained timeless and efficient.
Detailed Drawings & Approvals
Once the concept was finalized, detailed architectural, structural, and service drawings were prepared to ensure accurate execution on site. Coordination between various consultants was essential to avoid design conflicts and delays. The major challenge at this stage was ensuring compliance with local building norms and securing timely approvals, while maintaining design intent and keeping the overall project timeline on track.
Structural Construction & Core Execution
This phase involved groundwork, RCC framework, masonry, and core structural elements executed in a planned sequence. Strict quality control and supervision were maintained to ensure structural integrity and durability. Challenges included managing site logistics, labor coordination, and material availability, all while adhering to the accelerated construction schedule without compromising safety or workmanship standards.
Finishes, Interiors & Elevation Detailing
Interior execution emphasized custom-designed spaces such as the family lounge, kitchen, and master bedroom, while thoughtfully integrating reusable furniture and fixtures from the owner’s previous residence. Elevation detailing focused on clean lines, material balance, and a modern aesthetic. The primary challenge was blending old elements with new designs seamlessly, ensuring visual consistency and functional efficiency throughout the home.
Final Integration & Turnkey Handover
The final stage involved system testing, finishing checks, and coordination of all services to deliver a fully functional, ready-to-occupy residence. Detailed inspections were carried out to ensure quality, alignment with drawings, and client expectations. The key challenge was achieving a smooth handover with minimal revisions, completing the project within the committed timeline, and delivering a finished home ready for the owner’s return to India.
