Project Overview
Proposed two-storey dwelling at Marsden Park, NSW by 1313 Developments showcases a refined contemporary architectural design with clean lines, balanced proportions, and a modern façade. The design features large glazed openings for natural light, a curved architectural element for visual interest, and a seamless integration of indoor–outdoor living. Neutral tones, minimalist detailing, and functional planning reflect a modern suburban lifestyle while ensuring comfort, efficiency, and strong street presence. The dwelling is designed to meet current planning controls while delivering a timeless, elegant residential outcome.
Problem Statement
The primary challenge of this project was to design a contemporary two-storey dwelling within a compact suburban site while meeting local planning controls, functional requirements, and aesthetic expectations. The client required a modern yet timeless façade, efficient space planning for family living, and strong street presence without compromising privacy. Additionally, the design needed to maximise natural light and ventilation, integrate indoor–outdoor connections, and ensure constructability within budget constraints, all while responding sensitively to the surrounding residential context of Marsden Park, NSW.
Site Analysis & Planning Constraints
The project began with a detailed site analysis to understand setbacks, orientation, access, and surrounding residential context. Key challenges included working within a compact 259 sqm site while complying with CDC requirements, height planes, and boundary controls. Careful consideration was given to solar orientation, prevailing winds, and privacy impacts to neighbouring properties to ensure a compliant and well-performing design outcome.
Concept Design & Spatial Planning
The concept design focused on creating a functional two-storey home that balances family living with modern aesthetics. The main challenge was optimising internal layouts to accommodate generous living spaces, bedrooms, and garage parking without compromising circulation or openness. Vertical zoning was strategically planned to separate public and private spaces while maintaining strong indoor–outdoor connections.
Façade Design & Architectural Character
Developing a contemporary yet timeless façade was a key design challenge. The elevation combines clean horizontal lines, soft curves, and glazing to enhance street appeal while respecting privacy. Material selection and proportions were carefully balanced to avoid visual bulk, particularly on the upper level, ensuring the dwelling integrates well within the streetscape of Marsden Park.
Compliance, Sustainability & Technical Resolution
Ensuring full compliance with BASIX, BAL 19 requirements, and NCC standards was central to the project’s development phase. Challenges included integrating fire-resistant construction methods, energy efficiency measures, and water management systems without impacting design intent. Technical coordination ensured that sustainability targets and regulatory obligations were met seamlessly.
Detailed Documentation & Approval Strategy
The final stage involved preparing coordinated documentation for CDC approval, including sections, shadow diagrams, landscape concepts, and notification plans. Managing shadow impacts, privacy screening, and driveway gradients required precise detailing. The approval strategy focused on clarity, accuracy, and consistency across drawings to streamline assessment and achieve timely approval.
