Problem Statement
The project responds to the challenge of delivering contemporary residential homes within a suburban context that demands both visual quality and practical living. Key issues included optimizing limited plot dimensions, ensuring privacy while maintaining openness, and achieving strong street presence without visual bulk. The design needed to balance modern architectural expression with functional layouts, efficient circulation, and natural light access, while also complying with planning controls and neighbourhood character. Addressing these constraints required a clear architectural strategy that integrates form, proportion, and material simplicity to create comfortable, future-ready homes.
Site Analysis & Planning Constraints
The initial stage focused on understanding site conditions, orientation, setbacks, and regulatory controls governing the development. Challenges included working within prescribed front, side, and rear setbacks while accommodating a two-storey form and ensuring compliance with height planes and site coverage limits. Careful analysis of access, neighbouring properties, and solar orientation informed early massing decisions and placement of built form on the lot.
Spatial Planning & Functional Layout
This stage addressed internal planning to balance functionality, circulation, and spatial efficiency across both floors. The key challenge was organising living spaces, services, and garage access on the ground floor while maintaining clear separation between private and communal zones. On the first floor, achieving comfortable bedroom layouts and balcony integration without compromising setbacks or privacy required precise planning.
Built Form & Architectural Expression
The architectural development phase focused on creating a contemporary built form that enhances street presence while remaining proportionate to the suburban context. A major challenge was reducing perceived bulk through articulation, recesses, and balcony integration, especially along the primary elevation. The design strategically used voids and framed elements to soften the mass and add depth.
Environmental Performance & Compliance
Ensuring compliance with BASIX, height planes, and overshadowing controls was a critical step. The challenge lay in achieving adequate daylight and ventilation without causing excessive shadow impact on neighbouring properties. Roof form, window placement, and building orientation were refined to improve environmental performance while meeting statutory requirements.
Materiality & Landscape Integration
The final stage focused on material selection and landscape design to unify architecture with its surroundings. Challenges included selecting a restrained palette that supports durability and low maintenance while enhancing visual appeal. Landscape planning addressed private open space, softening boundaries, and integrating retaining walls and fencing to manage site levels effectively.
