Project Overview
This proposed two-storey dwelling is designed with a contemporary architectural language that balances clean geometry and refined detailing. The façade features soft curves, vertical fins, and a muted colour palette to create a modern yet elegant street presence. Large glazed openings enhance natural light and indoor–outdoor connectivity, while the layered balconies add depth and visual interest. The design prioritises functionality, privacy, and comfort, delivering a well-planned family home suited to the character of The Gables Precinct G.
Problem Statement
The project addresses the challenge of designing a contemporary two-storey dwelling that balances modern aesthetics, functional planning, and contextual compatibility within The Gables Precinct G. Key considerations include achieving a strong street presence while maintaining privacy, maximising natural light and ventilation, and efficiently utilising the site footprint. The design also needed to respond to planning controls, client lifestyle requirements, and long-term comfort, ensuring a cohesive architectural outcome that integrates form, function, and materiality without compromising practicality or visual appeal.
Concept Planning & Site Response
The initial development stage focused on understanding the site conditions, planning controls, and client requirements to establish a strong design framework. Key challenges included optimising site coverage, integrating a granny flat within the overall layout, and ensuring clear zoning between public and private spaces. The ground floor planning balances family living areas, garage access, and outdoor alfresco spaces while maintaining efficient circulation and compliance with setbacks and area controls.
Spatial Organisation & Functional Efficiency
The second stage addressed vertical planning and internal functionality across both levels. Challenges included accommodating multiple bedrooms, void spaces, and shared amenities without compromising comfort or daylight access. The first-floor layout carefully arranges bedrooms, study areas, and voids to enhance spatial connectivity and natural ventilation, while ensuring privacy between the main dwelling and granny accommodation.
Built Form, Massing & Compliance
The final stage refined the overall built form, massing, and area compliance to align with The Gables Precinct guidelines. Managing site coverage percentages, building height, and articulation was a key challenge, resolved through stepped volumes and balanced proportions. The area schedule confirms compliance while supporting a contemporary architectural outcome that integrates all components cohesively.
