Project Overview
The Proposed Two-Storey Dwelling at Garganey Parade, Melonba, is a contemporary residential design developed for modern family living. Designed with clean architectural lines, the home features a balanced façade combining soft curves, vertical timber accents, and generous glazing. The layout prioritises natural light, spatial efficiency, and indoor–outdoor connection, while maintaining strong street presence. High-quality materials and refined detailing reflect a modern yet timeless character, delivering a functional, elegant dwelling tailored to its suburban context by Neehal Homes.
Problem Statement
The project addresses the challenge of designing a contemporary two-storey dwelling that balances strong street presence with functional family living within a suburban context. Key considerations include maximising natural light and ventilation, ensuring privacy, and responding to site constraints while maintaining a cohesive architectural identity. The design needed to integrate modern aesthetics, efficient spatial planning, and durable materials, while complying with local planning controls. Achieving a refined façade, seamless indoor–outdoor connection, and long-term liveability were central to resolving both practical and visual requirements of the development.
Site Analysis & Planning Constraints
The initial stage focused on understanding the site conditions, orientation, setbacks, and compliance requirements specific to Garganey Parade, Melonba. Challenges included managing a standard suburban lot size while accommodating a two-storey form that complies with height, setback, and site coverage controls. Careful consideration was given to solar orientation, neighbouring impacts, and access to ensure the proposal responded appropriately to its context without compromising design intent.
Functional Layout & Space Planning
Developing an efficient internal layout was critical to balance family living, privacy, and circulation across both levels. The challenge lay in integrating open-plan living areas, garage access, and service zones on the ground floor, while ensuring comfortable bedroom zoning and shared spaces upstairs. Spatial efficiency was achieved through clear zoning, logical stair placement, and seamless indoor–outdoor connections.
Architectural Form & Façade Design
The architectural form was developed to create a strong yet refined street presence using clean lines, curved balcony elements, and vertical feature detailing. A key challenge was achieving visual interest while maintaining compliance with height planes and avoiding bulkiness. The layered façade composition balances solid and transparent elements, giving the dwelling a contemporary identity that complements the streetscape.
Environmental Performance & Compliance
Environmental performance was addressed through orientation, shading, and compliance with BASIX requirements. Challenges included controlling overshadowing, ensuring adequate daylight, and meeting thermal performance standards without compromising the design. Shadow diagrams and material selection played a crucial role in demonstrating responsible environmental design and regulatory compliance.
Material Selection & Final Visualisation
The final stage focused on material selection and visual consistency across the dwelling. The challenge was to balance durability, aesthetics, and cost-effectiveness while maintaining a modern character. A neutral palette of render, brick, timber-look finishes, and dark accents was chosen to achieve a timeless appearance, supported by detailed 3D views that clearly communicate the final design outcome.
